Sterling Square

Sterling Square is an approximately eight-acre planned retail development in Mountain House. The project is in the planning and entitlement phase, with work spanning rezoning, tentative-map and site planning, along with preliminary utility and grading coordination. Its vision is to create a practical commercial destination that can grow with the surrounding community.

A development-minded approach

Development is more than a transaction.

Commercial real estate connects land, capital, business needs, public planning, and community growth. The strongest opportunities are not simply listed and sold; they are evaluated, refined, coordinated, and positioned around a credible path forward.

Evaluate

Understand the site, surrounding demand, access, intended use, constraints, and financial logic before choosing a direction.

Plan

Align ownership goals, early concepts, zoning and entitlement considerations, and the specialists needed to advance the work.

Position

Connect the project vision to real tenant, customer, buyer, or investor demand and communicate the opportunity clearly.

Coordinate

Keep owners, consultants, public agencies, and transaction professionals connected around practical next steps.

Active commercial team

Three perspectives. One coordinated approach.
